Job Title: Commercial Title Examiner
Location: Remote
Position Summary:
The Commercial Title Examiner is responsible for examining and evaluating property records to determine legal ownership and the status of title for commercial real estate transactions. This role requires a high level of expertise in assessing risk, identifying title issues, and preparing clear, accurate title commitments in accordance with underwriting standards and regulatory requirements.
Key Responsibilities:
- Examine public records, legal docs, and title plants to compile a complete chain of title for commercial properties, including multi-site/state transactions.
- Analyze recorded docs such as deeds, mortgages, liens, judgments, UCC filings, easements, restrictions, and plats to identify defects or clouds on title.
- Prepare and issue title commitments, preliminary reports, and pro forma policies with appropriate requirements and exceptions.
- Coordinate with underwriters, escrow officers, attorneys, surveyors, and clients to resolve title issues and clear conditions prior to closing.
- Provide guidance and support on underwriting decisions, endorsements, and risk mitigation strategies.
- Interpret complex legal descriptions, surveys, and title documents with accuracy.
- Maintain compliance with state and federal regulations, internal policies, and industry best practices.
- Stay up to date on developments in title law, underwriting guidelines, and commercial real estate trends.
Qualifications:
- Minimum of 3–5 years of experience as a Title Examiner, with a strong focus on commercial transactions; national commercial experience preferred.
- Thorough knowledge of real estate law, title examination practices, and underwriting principles.
- Proficiency with title software platforms (e.g., RamQuest, ResWare, SoftPro, or equivalent) and access to online title plants and county databases.
- Exceptional attention to detail and analytical skills.
- Strong written and verbal communication skills.
- Ability to work independently and manage multiple high-volume projects with strict deadlines.
- State Title Insurance License or certification preferred (if applicable by jurisdiction).
