Commercial Title Examiner
Position Summary:
Conducts comprehensive title searches and examinations, gathering and analyzing records (e.g., deeds, tax records, prior policies, PACER) to prepare title insurance commitments, reports, and pro forma policies in line with industry and Company standards.
Key Responsibilities:
- Perform title searches and compile title chains for land parcels.
- Examine chain of title documents, including deeds, easements, liens, and HOA declarations.
- Conduct property tax and ancillary searches (e.g., PATRIOT ACT, PACER).
- Prepare commitments, pro forma policies, endorsements, and owner’s and encumbrance reports.
- Verify data accuracy, ownership, and legal descriptions.
- Develop underwriting requirements and exceptions tailored to specific title insurance commitments.
- Map legal descriptions to identify applicable encumbrances.
- Collaborate with underwriting counsel on complex issues.
- Coordinate with agents and support staff on title products and questions.
- Prepare detailed, accurate reports and perform other related duties as needed.
Requirements:
- High school diploma or equivalent.
- 5+ years in title search/examination, with significant commercial property experience.
- Strong knowledge of title search and underwriting procedures (multi-state knowledge preferred).
- Understanding of Real Property Law and proficiency in title software and MS Office.
- Excellent organizational, communication, and customer service skills.
