Commercial Property Manager
Job Description
We’re looking for a driven, detail-obsessed Commercial Property Manager who thrives on keeping things running smoothly and exceeding expectations. You’ll play a vital role in managing a diverse portfolio of commercial properties in Western Queens and Manhattan—overseeing operations, tenant relationships, compliance, and more. You’ll work closely with the Director of Property Management (Commercial) and be the go-to person for tenants, vendors, and city agencies—keeping buildings compliant, budgets in check, and issues resolved before they escalate.
Duties and Responsibilities:
- Manage the day-to-day tenant relationships, ensuring lease compliance and timely resolution of service requests.
- Maintain accurate tenant and property files and database records (Yardi).
- Work with the accounting team to prepare and process tenant billing and related documentation.
- Oversee and manage building maintenance and repair projects, coordinating with outside vendors and reporting to the Director of Property Management and in collaboration with the Field Manager (if applicable).
- Monitor and resolve NYC Department of Building, FDNY and ECB violations. Ensure ongoing property compliance with DEP registrations, FDNY permit renewals and all applicable local laws.
- Assist in the preparation and monitoring of annual budgets, manage routine property-related expenses, oversee contract renewals, and review vendor proposals and invoices.
- Assist with marketing and leasing activities, including the preparation of property listings, leases, and lease abstracts.
- Perform property visits, including general administrative duties and support special projects as assigned.
- Be available for after-hours emergencies on an as-needed basis to ensure timely resolution of urgent issues.
Applicant Requirements:
- College Degree
- 4 years of commercial property management experience in New York City
- Valid driver’s license and ability to travel independently throughout Queens, NY.
- Proficiency in Microsoft Word, Excel, Outlook; (Yardi) Property Management Software.
- Familiarity with SiteCompli, CoStar/Loopnet preferred.
- Ability to navigate NYC regulatory systems: DOB BIS, DOB Now, FDNY, DEP and NYC Department of Finance’s ACRIS.
- Strong organizational, analytical, interpersonal skills.
- Excellent written and verbal communication abilities.
