The Chief Operating Officer is a senior executive responsible for driving operational excellence, scalable infrastructure, and disciplined financial performance across a vertically integrated real estate platform. This leader partners closely with the founder and executive team to translate strategic vision into operational execution while building systems, processes, and leadership capabilities that support sustained growth. The role oversees property management performance, development execution, and organizational infrastructure while guiding the company’s transition from founder-led operations to a more institutional, process-driven operating model. The COO plays a critical role in improving portfolio performance, strengthening operational accountability, and positioning the organization for future expansion, including potential vertical integration and acquisition opportunities.

- Lead day-to-day operational oversight across property management, development, and corporate infrastructure to ensure alignment with strategic objectives and financial performance targets.
- Build and implement scalable operational systems, standard operating procedures, and infrastructure to support continued organizational growth.
- Translate strategic direction from executive leadership into measurable operational plans, reporting cadence, and accountability structures.
- Develop and implement reporting dashboards and KPI frameworks tracking occupancy, rent growth, NOI performance, development budgets, and operational margins.
- Drive operational improvements within the property management portfolio to enhance NOI through pricing discipline, cost management, and improved resident experience.
- Create and institutionalize a repeatable development execution framework from entitlement through delivery to ensure projects consistently achieve IRR and margin targets.
- Evaluate and strengthen leadership structure across operational teams while building bench strength aligned with future growth.
- Partner with leadership to implement performance management frameworks and cultivate a culture of accountability and operational discipline.
- Assess opportunities for expansion, vertical integration, or acquisitions that strengthen the platform’s long-term operating capabilities.
- Support the organization’s evolution from founder-driven execution to a systematized, institutional-grade operating platform capable of scaling multiple business lines.
Qualifications
- Seven to ten years of experience in multi-vertical real estate operations, including development, property management, or other vertically integrated real estate platforms.
- Demonstrated experience building operational systems, standard operating procedures, and scalable infrastructure that support organizational growth.
- Proven financial and operational leadership with accountability for EBITDA performance, operating plans, and margin improvement.
- Experience leading and scaling teams while developing leadership bench strength in growing organizations.
- Background evaluating acquisitions, integration opportunities, or expansion initiatives.
- Strong financial acumen including understanding of IRR, NOI, margins, and leverage within real estate investments.
- Ability to design repeatable operational processes and playbooks that improve consistency and performance across business units.
- Bias toward action and an ownership mindset with the ability to operate effectively in entrepreneurial environments.
- Experience implementing accountability frameworks and performance management structures.
- Strategic operator comfortable working directly with a founder while helping transition the organization toward more institutional operating practices.
- Experience operating within or alongside a general contractor environment is preferred.
- Established professional network in Northeast Wisconsin is desirable.
- Excellent communication skills, proactive problem-solving ability, forward-thinking mindset, and high personal energy.
