Join our team as the Maintenance Supervisor at a thriving 400-unit apartment complex near Hartford, CT. In this vital role, you'll be responsible for overseeing all aspects of facility maintenance, ensuring a safe, operational, and aesthetically pleasing environment for our residents. Salary: $31 - $33 per hour

Essential Duties and Responsibilities:

• Complete and manage work orders efficiently.
• Prepare apartments for new residents.
• Collaborate closely with the Property Manager to align maintenance strategy with property goals.
• Manage on-call responsibilities for after-hours and weekend emergencies on a rotated schedule among the maintenance team.
• Implement and adhere to preventive maintenance guidelines to minimize unplanned downtime and costly repairs.
• Supervise, train, and motivate the Maintenance Staff to achieve operational excellence.
• Develop and maintain robust relationships with staff, suppliers, and external service providers.
• Handle HVAC, plumbing, electrical, and appliance repairs and escalations.

Minimum Position Qualifications:

• 2+ years of supervisory experience in facility maintenance.
• Experience in multi-family or similar residential property maintenance.
• Valid Driver's License and valid auto insurance required.
• Proven background in plumbing, appliance repair, electrical systems, and HVAC.
• Excellent organizational skills and a strong attention to detail.

Preferred Qualifications:

• Experience overseeing maintenance operations for 300+ unit properties.
• Proficiency in leveraging property management software for work order management.
• Experience in cost containment and improving operational efficiency.
• Comfortable making decisions under pressure and during emergency situations.
