Join our team as the Maintenance Supervisor at a thriving 400-unit apartment complex near Hartford, CT. In this vital role, you'll be responsible for overseeing all aspects of facility maintenance, ensuring a safe, operational, and aesthetically pleasing environment for our residents. Salary: $31 - $33 per hour
Essential Duties and Responsibilities:
- Complete and manage work orders efficiently.
- Prepare apartments for new residents.
- Collaborate closely with the Property Manager to align maintenance strategy with property goals.
- Manage on-call responsibilities for after-hours and weekend emergencies on a rotated schedule among the maintenance team.
- Implement and adhere to preventive maintenance guidelines to minimize unplanned downtime and costly repairs.
- Supervise, train, and motivate the Maintenance Staff to achieve operational excellence.
- Develop and maintain robust relationships with staff, suppliers, and external service providers.
- Handle HVAC, plumbing, electrical, and appliance repairs and escalations.
Minimum Position Qualifications:
- 2+ years of supervisory experience in facility maintenance.
- Experience in multi-family or similar residential property maintenance.
- Valid Driver's License and valid auto insurance required.
- Proven background in plumbing, appliance repair, electrical systems, and HVAC.
- Excellent organizational skills and a strong attention to detail.
Preferred Qualifications:
- Experience overseeing maintenance operations for 300+ unit properties.
- Proficiency in leveraging property management software for work order management.
- Experience in cost containment and improving operational efficiency.
- Comfortable making decisions under pressure and during emergency situations.
