APS Service Director- Multifamily Renovations Company

Job Responsibilities
The APS Service Manager role is the lead for APS Division providing quality services to multifamily communities. These services include general projects to maintain and preserve the physical conditions of the communities. Qualified candidates will have a working knowledge of multifamily maintenance and strong background in supervision of repair and maintenance projects. Experience should include understanding scopes of work, scheduling, planning, and budgeting for short-term projects. Additionally, the candidate will have very good communication skills and proven supervisory experience with directing small teams of field technicians and subcontractors. Average to moderate level computer skills are required to function in MicroSoft platforms and industry related software. The following is an outline of the minimum expectation of the APS Service Manager.

Qualifications and Knowledge:
  • Help in developing estimates and bids for projects and change orders.
  • Development and management of execution team and contractors.
  • Maintaining a work site with the safety guidelines of STAG & OSHA.
  • Operating project management, estimating and dispatch software.
  • Schedule updates and work completions.
  • Scheduling projects from mobilization to demobilization and closeout.
  • Planning and formulating solutions for project related issues.
  • Collect price quotes through purchasing and competitive suppliers and subs as needed.
  • Monitor project financial transactions such as purchase orders, invoices, and cost controls. Maintain budget guidelines.
  • Coordinate and supervise subcontractor workflow.
  • Flexible oversight of projects, as necessary.
  • Daily, weekly, and monthly reporting.
  • Communication – verbally and written for general project information and client interaction.
  • Assist in due diligence.
  • Provide assistance with construction projects as directed by supervisor.
Office Hours- 8am-5pm, Monday through Friday
Position Skillset

  • Strong math skills including basic arithmetic, algebra, and geometry.
  • Knowledge of Microsoft Office products with a focus on Microsoft Word and Excel.
  • Working knowledge of multifamily maintenance and preservation.
  • Ability to interpret building code.
  • Ability to read and navigate plans and specifications.
  • Good interpersonal and written communication skills.
  • Detailed oriented.
Education Requirements
  • High School diploma or equivalent
  • HVAC Certification preferred
  • College degree is preferred
  • 5 years multifamily maintenance or construction project related work experience
  • OSHA and other related certifications preferred
