Overview

Store Development Manager oversees the operational and business aspects of commercial properties. The Store Development Manager may provide services for multiple buildings or locations. Store Development Manager oversees the daily activities and financial aspects of commercial properties such as retail spaces and restaurant spaces.

DUTIES:

ESSENTIAL

General

  • Participate in the identification, market analysis, and negotiation of real estate acquisitions.
  • Source and analyze the feasibility of potential development sites and evaluate associated development scheme

  • Interaction with attorneys, architects, engineers, and other consultants to plan projects related to public entitlement, site permits, and closing activities.

  • Work with local citizen groups, governmental bodies and other interested parties to obtain necessary project permits and entitlement.

  • Identify and Manage Broker and Developer relationship; maintain a pipeline for locations within the United States

  • Understand and negotiate all aspects of lease agreements to determine the impact of each lease on the value of each project.

  • Provide leadership, mentoring, professional guidance, direction and supervision to Participate in the identification, market analysis, and negotiation of real estate other internal team members, including construction managers

  • Consult with and assist Operations department in identifying operational and management issues, opportunities and benefits relating to development design and construction. Consultation will include materials and equipment selection, which will be used in developing projected stabilized operating budgets.

  • Work with the Construction team to transition project acquisition, design and delivery phase.

  • Oversee the real estate process throughout the project; maintain critical paths to resolve property concerns.

  • Resolves issues that arise during the course of negotiation, permitting, and construction.

  • Maintain and track all license, permits, and all other necessary to operate for full- service restaurant use.

  • Generate real estate documentations. Assemble documentations for internal approval in the United States and Japan.

Education/Experience:

Four-year college degree in Finance or Real Estate Concentration major preferred, but not required.
At least 3 years of project management with experience managing multiple projects is required.
Budgeting and planning and financial analysis experience in business level are required.


Language Ability:

Ability to effectively communicate with management in both Japanese or English. Ability to interact with all levels of management.
